Last Ski Mountain in Summit County Closing This Weekend

Arapahoe Basin set to close on Sunday May 6th!

Unfortunately the ski season has to come to an end. Arapahoe Basin announced that Sunday will be there final day of operation for the season. With low snow totals for this year mother nature will not allow A-Basin to stay open as long as normal. 

  There will be a final weekend party this weekend to celebrate the end of the season. Saturday there is the Huck, Rock, and Roll slopestyle event in the Treeline Terrain Park beginning at 10 a.m. Participants will compete to for a chance to win cash, sponsor gear, and a RAMP snowboard. A free concert will begin at 1 p.m. in the base area. There will also be a luau and pig roast! Sunday there will be live music in the base area from 1-4 p.m.

 A-Basin will hold its inaugural Chili Festival on Saturday May 19th and its Festival of the Brewpubs on May 27th. There will be live music at the base area for these. Check out the summer calender www.arapahoebasin.com

Add visual appeal to your lawn or backyard!

Some shrubs and trees can make any lawn or backyard look like a professional came in and serviced your lawn. Keeping these trees and shrubs in tip-top shape is the problem and takes some maintence. Here are some maintence tips to keeping your lawn or backyard looking great!

Pruning

By cutting dead branches or leaves regularly, you will keep the plants looking lush and healthy. Pruning can also help with cutting off diseases or pests before they affect the whole tree. This will keep the plant as a whole alive and extend the plants life. Pruning depends on the type of shrub or tree it is. Some plants need to be pruned when close to bloom, after blooming, or seasonal. A quick check online will tell you exactly when you should prune.

Watering

If you have just planted a tree it is suggested that you water it frequently. Experts suggest at least 30 seconds with a constant stream of water. The first two years of the tree being planted the tree needs a good amount of water because it is expending energy to grow. Be sure not to over water the tree though. This can cause the roots to grow to close to the ground which means the water is suffocating the roots. A helpful hint to help retain moisture in the tree is to put mulch around it. This will also help with any other newly planted shrubs or plants.

Pest Control

To maintain a pest free environment for your shrubs and trees, experts suggest to check them regularly. Check the plants thoroughly for any insects or oddities such as black spots or holes in the wood. Any of these signs could mean the plant is infected with insects. Helpful hint is when watering the plants give the leaves a good blasting to get off any clinging pests.

Summit County Foreclosure Rates are Down!

Foreclosure rates in Summit County are down!

The rate of foreclosures in the Summit County area are down 34% from 2011. This is a good sign of the real estate economy and the national economy in general. These numbers show promise for buyers that the economy has bounced back and loans and mortgages are not as hard to receive. In 2011 the month of April had 23 foreclosures, the highest total for any month in 2011. In the 4 months of 2012 the total number of foreclosures is at 23. Look for foreclosure rates to continue to drop for the rest of 2012!

Summit County's Award Winning School

Recognizing Summit's Award-Winning Schools

Five schools in the Summit County area just received state recognition for student growth and achievement on the 2011 CSAP(Colorado Student Assessment Program. The top 8 percent of schools that demonstrate high student growth receive the Governor's Distinguished Improvement awards. Summit School District had 3 schools Frisco Elementary, Breckenridge Elementary, and Dillon Valley Elementary receive the Governor's award. Two other schools received the John Irwin award given to the top 8 percent of schools that demonstrate excellent academic achievement. Upper Blue Elementary and Summit Cove Elementary received this award. For the 2012-13 school year, Summit High School and the middle school are revamping their course offerings to have more advanced options. They also have raised the bar in the standard curriculum to meet the rigorous standards.

Houseplants that Clean your Air

There are certain houseplants that can clean the air you breathe every day. Every breathe you take could be cleaner and more refreshing!

In the 1980's, NASA researchers were looking for a way to clean the air of the future space pods. Instead of developing a hi-tech expensive piece of equipment they looked to common house plants. The more time you spend indoors the more air you reuse. With the help of some common houseplants you can recycle this air into fresh and clean air. Here are 3 plants that are powerhouses for recycling air. A suggestion to keep things fresh would be to cover the soil with a one-inch later of pebbles or decorative gravel to cut the risk of mold and bacteria.

Palms (bamboo, lady, and areca varieties)

Palms not only are top performers in removing airborne toxins but can add up to a liter of moisture to the air per day. This moisture helps combat the dryness from typical heating systems. Also, with the dry, thin air up in the mountains this can help a lot.

Rubber Plant

This thirsty plant is ideal for rooms that don't receive much sunlight. It is adapt at filtering formaldehyde which is found in many adhesives and floor coverings.

Florist's Mum

This flowering floor plant is an excellent filter of airborne chemicals such as benzene, which is emitted by gasoline, ink, paint, and pesticides. It also helps filter out ammonia which is found in most cleaning supplies.

Breckenridge's Spring Fever Fest

With the conclusion of Breck's 50th anniversary celebration, they have scheduled some fun events for everybody to enjoy. Here are some Do's and Don'ts to follow during the month long celebration.

Kidtopia

Need something fun to do with the kids?

Check out Kidtopia at Keystone Mountain!

They have a huge snowfort ready for your kids to explore. The snowfort has a maze, a slide, and a lookout tower. The fort is located at the top of Dercum Mountain and will surely be the highlight of your kid’s trip!

Some of the activities your children can participate in are getting their face painted by the artsy staff, cookie decorating, participate in Riperoo’s parade through the village showing off their arts and crafts along with noisemakers, streamers, and lots of laughs!

Slope Safety

The Sun Can Be Very Dangerous! Protect yourself!

 This time of year the sun is shinning and the temperatures start to rise. At our high altitudes, this means that the UV rays are strong. Hitting the slopes on one of these bright sunny days is just as dangerous as hitting the beach on a hot sunny day. Here are some tips to keep your self safe from the sun.

Sunscreen- Snow reflects 80% of the suns UV rays. There is no hiding from these UV rays on the slopes. To start, you should use sunscreen with an SPF of 30 or above. The first application should be 30 minutes before hitting the slopes. You should also re-apply the sunscreen every 2 hours.

Wear a hat or Helmet- You only have one brain so protect it with a helmet! The helmet will also protect your neck, ears, forehead, and scalp. A hat will do the same but avoid using a baseball cap because it only protects the front and top of your head.

Wear Sunglasses or Goggles with UV Protection- If you don't wear proper eye protection, you can get snow blindness. This is a painful eye condition is caused by exposure of unprotected eyes to UV rays reflected of the snow and ice. Fresh snow reflects about 80% of the UV radiation. Your sunglasses or goggles should have UV protection and block 99% to 100% of the UV rays. Just because your lenses are dark it does not mean they have UV protection.

 Have fun with the warm temperatures and sunny days. But remember to take proper precautions and be safe!

10 Tips for Saving Energy in the Kitchen

Saving Energy in the Kitchen

Everybody like saving money so why not start in the Kitchen. This does not mean you have to go out and purchase a new line of energy star appliances. Following some simple steps and doing some light maintenance can help save you money!

One of the biggest energy hogs is the refrigerator. It consumes the most energy in most homes because it cycles on and off every day. To help save some money here are some tips:

1. Adjust the thermostat- if your thermostat is colder than it needs to be, you are increasing your fridges energy consumption by 25%. A energy efficient fridge should be set in between 37-40 degrees F. The freezer should be set between 0-5 degrees F. These temperatures will optimize your savings. If your fridge and freezer do not have thermostats in them, one can  be purchased from your local hardware stores for as low as $3.

2. Clean the Coils- Refrigerator bottoms and rears are dust hogs. The coils on the back or rear of the fridge attract the dust therefore creating restrictions of cool-air flow. This forces the unit to work harder and longer than necessary. This causes the fridge to consume more energy and money. To prevent this every 3-6 months you should vacuum the dust away so circulation can flow properly. Also, keeping the fridge at least 3 inches away from any walls in the rear will provide proper ventilation.

3. Use ice trays- Automatic ice makers are one of the biggest energy hogs in a fridge. Even though they are very convenient, the constant addition of ice causes the fridge to consume more and more energy. To change this, the automatic ice makers have switches that are very easy to shut off. Shut them off and use ice trays to create ice for yourself. This will help cut down on energy consumption!

4. Unplug the extra fridge- Many homes today have the extra fridge used for main fridge overflow. This fridge runs year round and is used very sparingly. To make it worse, these fridges are usually older inefficient models that consume even more energy. Try to consolidate everything to the main fridge and eliminate the cost of running a second fridge. If the second fridge is necessary, try having the second fridge remain at least three-quarters full. This mass helps maintain a steady temperature and will allow the fridge to recover in temperature quicker when the door is opened.

For Ovens and Ranges

5. Cut the power early- with electric stoves, once you cut the power the heating elements still stay hot long after they are turned off. To save some money and energy, cut the heat from the burner and oven a few minutes before cooking is done. The burners and oven will still stay hot for a period of time allowing you to finish cooking.

6. Match the burner to the pan-  If you place a small pan on a large burner you can see your money disappearing into thin air with all the extra room on the burner. The reverse is the same as well, if the pan is to big for the burner, more energy is needed to heat the larger pan. For gas stoves, if the flame is coming up around the pan, you are using more energy than necessary.

7. Stop preheating- Many professional cooks agree that preheating an oven is a waste. There are a few things that the oven still needs to be preheated for like breads and cakes. But most recipes do not need to preheat. By putting the food in as the oven warms up may add a few minutes to the cook time, but overall will end up saving you money and energy.

Saving with a Dishwasher

8. Manage the load- dishwashers use the same amount of water and energy no matter if it is half full or completely full. Cut energy costs by only running the dishwasher when full. 

9. Activate energy-saving features- there are certain buttons that can be pushed to save some energy and money on a dishwasher. If there is a heated dry cycle button on your dishwasher click it off. This button can help save you money and energy on your next bill!

10. Use the machine- many homeowners believe washing dishes by hand can save you money. FALSE! When a dishwasher is ran full it uses less water and less operating time of your hot water heater (which is a huge energy hog). This will help you save money, time, and energy. And best of all, you won't have to do the dishes!

11 Things You Should Know about Colorado Real Estate

11 Things about Colorado Real Estate

1.  Realtors in Colorado need to disclose facts that they know and must disclose material facts. This is because Colorado is an "actual knowledge state." Some other states are "imputed knowledge states" which means realtors are expected to know certain things.

2. Some areas in the U.S. realtors ask 10% for Earnest Money. In Colorado, most realtors ask for 1% Earnest Money for their listed properties in their local MLS.

3. Most of the homes listed in the Summit County area are posted in some type of MLS database. Many of these homes also get listed in multiple MLS's.

4. In Colorado you can only be an agent for either the buyer or seller. In some states dual agency is still allowed. 

5. In some states, an oral real estate contract is enforceable in the court of law. In Colorado all real estate contracts are in writing.

6. Colorado's contract to buy/sell is currently 16 pages. Other states only have a 3 page buy/sell contract.

7. In many states, lawyers are almost always involved in real estate contracts. In Colorado most times lawyers are not involved in the process. Lawyers only get involved when there are new Colorado Real Estate Forms. Realtors are allowed to use approved Colorado Real Estate Forms without consent of a lawyer.

8. Colorado homes listed in the MLS database include basement or below ground square footage. In other states, MLS will only allow realtors to list above ground square footage. This causes challenges for the national databases and consumer sites, for example, Zillow.

9. Colorado requires realtors to carry Errors and Omissions Insurance. Some states do not require their realtors to carry this insurance.

10. Most sales representatives working for a builder are not licensed Colorado Realtors.

11. Every listing in Colorado must include a square footage disclosure which shows where the broker obtained the information. Most states do not use this type of disclosure.

Rate on 30-year Mortgage at Record Low

This week has seen the average rate on a 30-year fixed mortgage fall to a record low. This is the 8th time in a year rates have fallen. The new average rate is 3.88%. This is the time to buy or refinance if you have not done so already!
